Title Orders has partnered with two title search providers to ensure that ordering your title policy is as painless as possible.

We offer title search integration that will allow an ease of exchange between you and the title vendor of your choice. As the user, you will set up an account with the title vendor. Once complete, notify us and we can mark your lender file for easy integration! The title search provider will receive your order and send email confirmation to the user. There is no additional charge to the client for using this service.

Modification and Subordinate Mortgage Documents has partnered with 2 national document firms, AsurityDocs and Servicelink’s DocGen.  Each provide state specific recordable formatted document for every jurisdiction in the nation.  The borrower and calculated data merges seamlessly into the documents reducing the opportunity of human error and typos, providing the most efficient way to complete a loss mitigation option.


While the ordering of documents is billed through for a low, per loan fee, each firm offers other ancillary services such as document mailing services, recording and insurer follow through.  Those services can be contracted through each firm directly or you may use another vendor, if preferred.

SMDU Integration is integrated with Fannie Mae’s Servicing Management Default Underwriter (SMDU). When a Fannie Mae loan is input in, the information is transmitted to SMDU to begin the case for deferrals or flex modifications. You are able to document trial payments, report and close a case with ease through This streamlined approach also includes the opportunity to order title and modification documents when necessary. This service is offered with no additional cost to you!

FHA Catalyst creates quick and easy FHA Loss Mitigation Home Retention Claim Submissions using data directly from the calculations. Clients only have to enter a few fields and an XML file will be created to upload to FHA Catalyst. Correction submissions are available as well. This service does required additional charges to the client.


WaterfallCalc+ allows borrowers to complete a loss mitigation application from their phone or computer. Borrowers and lenders can safely and securely login using two factor authentication. WFC+ makes communicating with borrowers easy and fully transparent. Lenders can invite borrowers on an individual basis or via bulk upload. Applications and documents are easy to download for audit purposes.
